Development of diverse, lively uses in ground floor zones

Since mid-2021, we have been an official partner of the state capital Munich for the commercial space management of the new district development in Neufreimann.
On the site of the former Bavarian barracks, a new, dense and urban district for 15,000 people from Munich will be built by 2030. As part of the research project “National Urban Development Projects” (NPS) of the Federal Institute for Building, Urban and Spatial Research (BBSR), the city has set itself the goal of promoting the development of a dense social fabric from the early stages of the district.
The task of eloprop GmbH is to conceptually develop a variety of uses with important district-related functions for the ground floor areas, their location and operation and to clarify the relevant usage requirements, operational and real estate parameters with the actors involved in the process.

On 14.07.2022, an information event took place at the Plantreff of the state capital Munich: “From the former Bavarian barracks to the urban district — more than just living! ”
Commercial space management was presented and then there was an exciting panel discussion with those responsible for the Department of Urban Planning and Building Regulations, experts and interested citizens.
On 23.09.2023, the first district festival took place on the construction site in Neufreimann, at which interested citizens and perhaps future residents as well as people from neighboring residential areas could find out about the development of the district. Builders, social institutions, the Department of Urban Planning and Building Regulations and the offices responsible for district and commercial space management presented themselves at information stands.
From June to November 2025, as part of our “commercial space staging”, we will provide interested traders, companies, start-ups, cultural and creative professionals with a commercial space of around 55 square meters so that they can present their business, present and test new business models in the first completed building in the district.
